How Staging Took One Listing from Stark to Spectacular: Before and After

A recent listing in Middleton was located on a quiet cul de sac on a large lot that backed up to a wooded conservancy. It was a perfect backdrop for a cozy and inviting home. However, the home was somewhat sparsely furnished. It needed additional furniture and decor to help it show to its full potential. This is a scenario where staging can make a huge difference.

REALTOR Shelley Lazzareschi worked with the seller to develop a staging plan that worked best for them and their budget. The seller decided to hire Brook Furniture Rental to provide furniture and decor while the home was on the market. Brook Furniture delivered and set up the furniture - they even hung the artwork! Debbie Lea of Showcase Home Stagers worked alongside with Shelley to finish staging. They brought in linens, more artwork, plants, and extra decor. After staging, the house completely transformed into a warm and inviting space and was ready to shine in the listing photos. The seller was thrilled with the outcome.

Living Room Before and After

After staging, a modern gray couch and chair created a comfortable seating area in front of the fireplace. Setting up the furniture this way also showed off the great views from the living room. Bright artwork and soft lighting helped to create an inviting mood in the space.

Kitchen Before and After

This kitchen has a lovely large island and lots of cabinets and functional counter space. The team set up a “coffee station” on the back counter and a bottle of wine with glasses on the island to create focal points around the room. Artwork and a bright towel helped to liven up the space.

Master Bedroom Before and After

Before staging, the master bedroom was functional but lacked a cozy feel. A headboard, side tables, lighting, artwork, and additional linens gave the room a comfortable vibe. The master bathroom received a spa-like makeover with the addition of fluffy white towels, bath salts, flowers, artwork, and a coordinating rug.

Secondary Bedroom Before and After

After staging, the secondary bedrooms had a more comfortable and cohesive feel. Modern linens, artwork, and soft lighting gave buyers a good idea of how they could use the space.

Sunroom Before And After

The sunroom was empty before, but was a feature the team wanted to highlight in the home. After staging, the sunroom looked like a great place to unwind with a great book or a cup of tea, all while showing off the great views of the backyard.

Workout Room Before and After

Like the sunroom, there was an unused room that was just waiting for a purpose. After staging, this room became a great space for a workout.

Staging Success

In addition to staging, the marketing plan for this listing included a targeted email marketing campaign. The email was sent to agents that helped show or helped buy or sell a property in the same price range and similar area. Sending to a curated list like this gave the home extra exposure to potential buyers.

The home was listed for $625,000 and sold for $613,000 with an accepted offer in less than two months. Staging the home highlighted its best features to potential buyers and gave it an inviting feel that perfectly complemented its serene location.
