As building, lumber, and construction costs rise -- which leads to rising replacement costs to your home -- it’s important to make sure your property is fully covered.

We'd like to offer a quick shout out to Shelley Lazzareschi and Christine McCorvie for their recent examples of strong buyer advocacy in a seller's market.

First, our kudos to Shelley, who recently helped her client Travis achieve an accepted offer on a home that never hit the open market. Because of Shelley's hustle and legwork, Travis was able to submit his offer without any bidding wars and without any competition. A stress-free offer is such a nice way to buy in this year's ultra-competitive market.

And congrats to Christine, who just helped her clients Sarah and Jason negotiate $20,000 worth of concessions after a few surprises popped up during their home inspection. By scheduling contractors, obtaining estimates, and effectively

Employees, who have the flexibility to work remotely, will relocate to Madison for the same reasons. Out-of-state investors will continue to

The city of Madison has been receiving a lot of national attention lately after being named the #1 place to live in America by Livability.com. According to Livability, Madison ranks highly in the areas of health, economic health, housing, and civics. Madison also scores highly for its variety of local amenities and for its ability to support a remote workforce.

September was another very active month in the Madison area condominium market. Here's our latest condo snapshot covering all of the most important trends.

Dane County condo accepted offers

Accepted offers decreased by 7% year-over-year, but were still very strong from an historical perspective. The 139 accepted offers last month were the 5th highest on record for the month of September. Remember, year-over-year comparisons are tricky right now because last year's peak market was pushed to the summer and the fall after the pandemic arrived in the spring. Also, don't forget that historically low inventory is limiting the number of offers that are being written in this year's market.
