3 new years resolutions for Madison area home sellers

Thinking of selling your Madison area home or condo in the coming year? Here are 3 resolutions that will help you have a happy new year in 2018. 

#1: Hire the listing agent who will net you the most at the closing table

A beautiful visual presentation is a requirement for a successful listing, so choose an agent who provides professional staging and professional photography (at a minimum) as part of their marketing plan. Your listing agent should also offer guidance on the low-cost improvements that will increase your home's value and reduce its time on the market. Last, your agent should demonstrate the negotiation skills you need to achieve the highest possible price for your home. When all is said and done you'll be glad you hired an agent who invested a significant amount of time and money in your listing. 

#2: Follow your stager's advice

Sometimes your stager's recommendations will conflict with your own personal tastes and preferences. That's okay. Remember, your stager's job is to turn your space into one that will appeal to your target audience. If you disagree with some of her suggestions, ask her why she's recommending them before you decide not to implement them. Usually you'll learn there's a very good reason behind every recommendation. So rely on your stager's expertise. You'll enjoy a successful sale when you implement all or nearly all of her suggestions. 

#3: Price your property correctly from the very beginning of your listing

It's easy to overprice in this market with all of the real estate buzz on the TV and the internet. Some sellers inevitably get caught up in the buzz and end up reaching for an unrealistic price. You can avoid this trap yourself by selecting a price point based on these 6 factors instead:

  • recent sales in the area
  • current listings with accepted offers
  • current listings without accepted offers
  • months of supply in the area
  • time of year
  • the overall momentum of the market
