Even during these uncertain times, we're learning there are a lot people in the Madison area who have a very strong need to buy a home or condo. They have important personal or family reasons for buying at this time, and they're moving forward with their dreams and goals.
It also goes without saying that most buyers want to purchase their home in a manner that respects social distancing. We've been working in this mode for a few weeks now, and we have some case studies to share with you about our clients who are buying their home virtually. As you can see from the examples below, we're representing our clients in some new ways during this time of change.
Buying a home virtually during coronavirus/COVID-19
Chris Venden recently wrote an offer for her clients without the buyers ever stepping foot in the home. Rather than make a trip into town and view the home in person, they decided to write the offer "sight unseen". They made their offer contingent upon a walk-through of the property, and their offer was accepted. The next day Chris facilitated a video walk-through of the home, and her clients were very pleased with what they saw. Now they're moving forward to closing, and they're very excited to be buying their new home.
For these clients, Chris also attended the inspection on their behalf. Chris was able to observe the issues that were noted during the inspection and negotiate the appropriate remedies. This virtual home-buying process has worked very well so far because Chris has a thorough understanding of her clients' needs. Her clients also have a high amount of trust in Chris.
Shelley Lazzareschirecently helped two buyer clients receive accepted offers by facilitating virtual showings of each home. For the first property, the buyer and seller connected virtually for a FaceTime walk-through. Then Shelley held a second video walk through before writing the offer to purchase. For the second property, Shelley conducted a FaceTime walk-through for her clients and then submitted their offer. Both clients are excited to be moving forward as they rely on Shelley to be their eyes and ears during their inspection.
More about virtual showings
Many new listings are including video or virtual tours that provide a good initial look at the layout and flow of the home. For our virtual walk-throughs, we're focusing on the quality of the finishes and how well each home has been maintained. For example, we're showing close-ups of the counter tops, cabinets, windows, doors, flooring, carpet, appliances, electrical box, furnace, air conditioner, and exterior. We're sharing our observations about the condition of each property. We're also sharing photos of items that are showing wear and tear.
Our clients are also using our virtual walk-throughs to get a better feel for the setting and surrounding neighborhood. During our walk-arounds, we're touring the front and back yard of each property, walking up and down the street, and providing views of the other homes in the area.
