Waunakee Single Family Home Trends: July, 2017

  • Waunakee home sales set a new record in 2016 but they have slowed in 2017 due to lower supply. 
  • Accepted offers are also lower through the month of July. 
  • Expired listings are lower year-to-date than this time last year, but they are high by historical standards. 
  • Year-to-date, the single family home listing expiration rate is close to the historical average.
  • Although inventory is lower in 2017, home builders have helped maintain the supply of new listings in Waunakee.  
  • As of 8/4/2017, 2.8 months of inventory are available in the Waunakee single family home market. Inventory is especially low for homes priced below $400,000. 
  • The average days on market are at the lowest levels on record.
  • Waunakee home prices through the month of July are the highest on record. 

Waunakee WI Sold Single Family Listings: July, 2017

Year-to-date home sales through the month of July were low compared to 2016. A total of 117 Waunakee homes sold via the MLS through the month of July. Low inventory is leading to fewer sales in this year's market. 

 

On an annual basis, 239 Waunakee single family home listings sold via the MLS in 2016. This was a record high for the village of Waunakee. 

Waunakee Single Family Accepted Offers: July, 2017

Year-to-date through the month of July, a total of 143 Waunakee single family home listings received an accepted offer. We expect lower home sales over the next few months based on accepted offer activity through the month of July. 

A total of 230 Waunakee single family listings received an accepted offer in 2016 - a new record high. 

Waunakee Expired Single Family Listings: July, 2017

Year-to-date through July, a total of 117 Waunakee single family home listings expired on the MLS. This is the third highest figure on record. 

A total of 125 Waunakee single family home listings expired in all of 2016. Expired listings have leveled off after peaking in 2006, 2007, and 2008. This is a sign of a much improved real estate market in Waunakee. 

Waunakee Single Family Expiration Rate: July, 2017 

Year-to-date through July, the expiration rate for single family homes is 50%. The Waunakee expiration rate has been extremely consistent since the year 2000. 

The annual Waunakee single family home listing expiration rate in 2016 was 51%. Annual expiration rates have had little variation since the year 2000. 

Waunakee New Single Family Home Listings: July, 2017

A total of 211 new single family home listings entered the Waunakee real estate market year-to-date through the month of July

A total of 236 new single family home listings entered the Waunakee real estate market in 2016, a new annual record high. New construction has helped supply keep up with demand in Waunakee.   

Waunakee Single Family Home Months of Supply: 6/9/17

The table below provides a great overview of the Waunakee real estate market by price range. The price ranges highlighted in yellow ($200,000-$400,000) all have 1.7 months of supply or less. In addition, a high percentage (54%) of these listings are under contract and scheduled to close soon. Right now the market is very strong for single family homes in this price range. 

As of 8/4/2017 there are 2.8 months of inventory available across the entire Waunakee single family home market and 39.3% of active listings have an accepted offer. The low level of supply and high percentage of accepted offers is indicative of a good seller's market in Waunakee. 

Waunakee Single Family Days on Market: July, 2017

The average days on market for Waunakee single family homes year-to-date through the month of July is 41 days. This is the lowest figure on record for the first 7 months of the year. 

The average days on market for all of 2016 was only 46 days. This was the lowest days on market on record for the Village of Waunakee.

Waunakee Home Prices: July, 2017

Our best statistic for measuring home value is the average price per square foot because it takes the size of each sold home into account. Year-to-date, the price per square foot through July is $136. This is a record high for Waunakee.

The Waunakee single family home market tied its record high in 2016 at $133 per square foot. The previous peak year was 2006. Prices bottomed out in 2012 at $115 per square foot and have now increased 4 straight years. 

Waunakee Average Price: July, 2017

Year-to-date through July, the average price is $410,725 - a new record high for the Waunakee single family home market. 

The average Waunakee home price for all of 2016 was $392,926. This annual average was just below the record high of $397,207 set in 2015.
