Expectations for buyers this April

Buyers will notice a large increase in properties entering the market. But along with having more opportunities to purchase, buyers will also experience heavy competition from other buyers. Competing offers will be at their peak in April. Many listings will sell quickly and with multiple offers, so buyers should act immediately and be prepared to write their best offer when a promising home becomes available. 

Expectations for sellers

Sellers will experience ideal market conditions in April, when buyer showings, competing offers, and bidding wars are at peak levels. Many properties will sell for well above the list price. With that said, sellers still need to apply the fundamentals of proper pricing, staging, and marketing. Prioritizing repairs and cosmetic touch-ups are also important. Today's buyers won't write an offer if they perceive a home as overpriced and too costly to update.
