If you've researched listing agents in the Madison area, you've probably come across a few realtors who heavily promote their own coming soon website. These websites can be great marketing tools for listing agents. By bypassing MLS syndication and restricting the marketing to their own website, some of these agents are able to increase their client base by funneling "buyer leads" to their teams. Unfortunately, this type of marketing is less helpful to the seller, because it exposes their listing to only a very small percentage of the market.

There is a better approach for coming soon marketing

There is a better approach for sellers and that is to use coming soon marketing which exposes their listing to the entire market. This approach serves the seller's best interests because it reaches the widest possible audience, produces the most showings, and attracts the most offers to their sale. Here's our simple approach to coming soon marketing which has proven to be extremely effective for our clients time and time again. 

Three steps for an effective coming soon listing

First, work with one of our professional stagers to stage a featured space in your home. This could be your living room, great room or kitchen. The goal is to get your featured space camera-ready for our professional photographer, who will capture several showcase photos of your featured space. 

Then, we'll launch your coming soon listing with your initial set of photos and give your property full exposure to the entire market. Among many other steps, we'll post your listing to the MLS, which will syndicate your listing to the thousands of websites that use the MLS feed. Your "teaser listing" will include your initial set of eye-popping photos which will attract dozens of interested buyers to your listing. During this step we'll advertise your property as being available for showings in one to two weeks, and buyers and buyer agents will have the ability to schedule their showings at this time. 

Next, you'll complete the staging plan for your home as we market your property as a coming soon listing. When your staging is complete, our photographer will come back to capture photos of your entire home. Then we'll add your new photos to your listing, open your door for showings, and let the offers and negotiations begin.
