At Mad City Dream Homes we create a customized marketing plan for each home-selling client. A key part of our marketing is the staging plan that we develop for each new listing. Success story #2: staging a luxury property with rented furniture

For this luxury listing, Debbie Lea collaborated with Brook Furniture Rental by selecting the furniture, artwork and accessories to be placed in the home. This property received a full price offer within a week of going on the market.

Success story #3: staging a vacant home with rented furniture

Before we listed this more modest condo, the walls were a bright mustard yellow. The seller followed our recommendation by painting the walls Kilim Beige. Then we worked with The Cozy Home to have the property staged with rented furniture, artwork, and accessories. This property received a quick, full-price offer that made our client very happy :)

Success story #4: staging and cosmetic updates

This vacant home, which was built in the 1970s, still had many of its original finishes before we listed it for sale. We contracted with Grant Priehs to update the lighting, remove old curtains, enhance curb appeal, and make repairs before putting the home on the market. Grant also staged the home with his own inventory of furniture and accessories. Grant's excellent work helped our client attract multiple offers and a sales price that was far above the list.

Success story #5: virtual staging

For this vacant condo listing, we determined the best strategy was to use "virtual staging". In the listing photo below, all of the furniture and artwork were superimposed on top of the original photo. Our "virtually-staged" listing photos generated a ton of immediate interest and led to another full-price offer.

The examples above are a good reflection of our marketing philosophy. We don't use a one-size-fits-all marketing plan. Instead, we invest a significant amount of planning into the presentation of each new listing, including cosmetic updates that increase market value and reduce the time to sell.
