Selling Your Neighborhood

You've heard the saying, "location, location, location" when it comes to real estate. Where your home is located matters, and highlighting the neighboring perks can go a long way when you're ready to sell.

When we work with sellers, we help them prepare their home for listing. This includes staging it, photographing it professionally, and highlighting the home's best features. But marketing the home doesn't end there. We also focus on the neighborhood. What parks or trails are nearby? Are there key restaurants, shopping or a library within walking distance? These features are important to buyers. They often won't even visit a home unless they are sold on the location.

 RandomWe recently listed a home in the Midvale Heights neighborhood. The home is beautiful,  but the nearby perks make it even more desirable. With this in mind we photographed the Odana Hills golf course, a nearby park, and a shopping center that includes a library, ice cream shop and gourmet pizza restaurant. Now when potential buyers visit the home, they will also learn about the nearby features that make it so desirable.

We use these neighborhood photos in a variety of ways:

1. They are added to the online listing, following photos of the listed home.

2. They are compiled in a book, and made available on-site when buyers come to see the home.

3. We offer them as a slide show that runs during open houses.

4. The photos can be included in blogs, online marketing posts and more.

We've marketed several area neighborhoods successfully. Rennebohm Park in the Hill Farms neighborhood is another desirable feature we've included in appropriate listings. Highlighting parks and recreational spaces helps explain the quality of life available near your home.

Hilldale Mall is another popular location near Hill Farms, Midvale Heights and Westmorland. Our listings in these neighborhoods always include a mention of this popular place for shopping, restaurants and entertainment. We also focus on nearby bus routes, and other transportation options.

Madison and the surrounding area is full of beautiful parks, trails and entertainment venues. Use the ones in your neighborhood to help buyers appreciate everything your location has to offer.
