Photos of Staged Vacant Listings

These photos come from the historic "Johnson House", an 1875 farm house in McFarland. This property sold last month after receiving multiple offers and having 100 people attend the weekend open. You wouldn't know it from the pictures, but this was actually a staged, vacant home. The Cozy Home provided all of the staging and Beau Meyer shot all of the listing photos. The photos drove a huge amount of traffic to this listing and ensured a quick sale.

Thanks to thoughtful staging and beautiful photography, all of these images convey a warm and cozy feel while capturing the rustic charm of the home.

A different property, same concept. These photos come from our new east side condo listing. Once again, the Cozy Home provided the staging. Pat Laemmrich from Whirligig Online Marketing shot the listing photos. This listing is currently under contract after receiving multiple competing offers.

Advantages of Vacant Home Staging

In both of the examples above, the home owners chose to move into their new home and leave the staging and selling of their existing home to us. Staging a vacant home offers 4 nice advantages.

Advantage #1: Convenience

Staging a home while you live in it can be stressful when you have a busy family life. Showing a home while you live in it can be stressful, too. Showings and open houses disrupt family routines. It was an easy decision for these two families to move out and delegate all of the staging and selling to us. They focused on settling into their new home. We took care of the staging and selling.

Advantage #2: Great Photos

A customized staging plan guarantees beautiful photos. The folks at The Cozy Home create a unique plan for each property. They individually select all of the furniture, artwork, and accessories to be placed in your home.

Advantage #3: Speed of Sale

Done right, vacant home staging is a turnkey process. The staging plan is developed while you're still in your home. Then The Cozy Home delivers your furniture and executes your plan right after you move out. Your photo shoot takes place the very next day, and we launch your marketing as soon as your photos are in-hand.

Advantage #4: Return on Investment

This turnkey approach is designed to produce an immediate sale with multiple competing offers. A quick sale keeps your holding costs to a minimum. Competing offers give you leverage to negotiate the best terms and the best price.

How much does vacant home staging cost?

Staging a vacant home is actually quite affordable, especially when you hire our real estate team to oversee your sale. Contact us to discuss the details. For more information on the home-selling process, download our complimentary guide.
