Our 2017 home selling results

Last year we helped 50 Madison area clients sell their home, condo, or investment property. It was a good year for business, and a great year for results. In 2017 we were very focused on helping our clients sell for the highest possible price and in the shortest amount of time. Here are some of the strategies we used to achieve these results in 2017. 

Selling listings quickly and for a high market price

#1: Establish a "no budget" policy for each marketing plan. 

In other words, each listing receives its own customized marketing plan designed to produce the best results. We're huge believers in planning, preparation, and the creative process. Great things happen when we collaborate and get creative with our clients. 

#2: Implement "unlimited photo shoots" for each listing.

Photos are the most important element of any marketing plan. That's why we're using aerial photography and taking as many interior and exterior pictures as needed to produce the highest-quality listing photos. 

#3: Roll out social media ad campaigns. 

Many creative marketing options become available once we have beautiful listing photos. Facebook and Instagram are two great tools for promoting a property that has beautiful pictures and beautiful staging. 

#4: Invest in Google AdWords. 

Paid advertisements on Google help us better reach our target audience for our luxury, historic, and architecturally significant properties. 

#5: Leverage "comings soon" marketing. 

Our coming soon marketing program promotes a listing well before the front door is opened for showings. It's an amazingly effective way to drive traffic to a listing in a hot real estate market. 

#6: Extend days on market in order to create competition and attract multiple offers. 

In this market it can be relatively easy to sell some properties in a day or even less. Our preference for these types of properties is to extend the listing by holding an open house and allowing for a week of showings. Then, with multiple offers in hand, we negotiate with all parties instead of just one. This approach helps us drive up the price and negotiate other desirable terms for our clients. It's a great way to attract cash offers and offers without appraisal or inspection contingencies. 

Our home-selling results by the numbers

In 2017, our clients sold their home 2 weeks faster and netted 2 percent more on their sale compared to the typical MLS listing. More than half of our listings sold for at or above the original list price, while 45% of our listings received multiple offers.
