Chris Venden: Chris recently listed a luxury condo for sale in Madison. For this listing, Chris carried out an ultra-aggressive marketing plan which demonstrated the creativity our team brings to the table. Chris's marketing plan included extensive staging support from Debbie Lea (the best stager in the business), eye-popping professional photos, a 360 degree virtual tour, Google AdWords, a magazine quality book, and marketing that thoroughly documented this condo's many fine features. The first offer the sellers received was for well below the list price, but with one offer in hand, Chris was able to coax an offer from a competing buyer who wrote for well above the list. It was Chris's skillful negotiation which helped our clients get the price and terms they needed to sell their condo and move on to their next setting. 

Maureen Moran: Maureen listed and sold an 8-unit income property earlier this spring, and it was Maureen's thoughtful marketing plan that helped our clients attract multiple offers, one of which was for well above the list. Among many other elements, Maureen's marketing included a comprehensive business justification for this property and a week of aggressive "coming soon" marketing. This approach worked wonderfully, as roughly 20 investors made arrangements to tour the property once it was made available for showings. As in Chris's example above, Maureen leveraged a sub-par offer to coax a much higher and stronger offer from a competing buyer. 

Shelley Lazzareschi: Shelley recently listed a home for a good friend of our real estate team. Our friend had a very busy family and work schedule, and lived an hour away from our Madison office. So Shelley and our stager visited our client on a Saturday morning and worked with her to get a lot of the staging done that day. As our client worked to complete her staging, Shelley arranged for our floor plan sketcher and professional photographer to visit the property and contribute their work to the listing. When this property hit the MLS, the quality of the listing photos and marketing materials was much higher than all of the competing listings in this area. And once again, this listing received multiple offers. Shelley vetted each buyer as the offers came in, helping the seller choose the one that would stay committed to the sale even when issues arose during the inspection. 

Dan Miller: Dan recently sold a condo on the west side of Madison which had been used as a rental property for the past 10 years. This was a beautiful condo, but it had undergone some wear and tear as an income property and was in need of some TLC. Our sellers were from out-of-state, so Dan hired a handy man, a painter, and professional cleaners to get the condo ready for showings. Dan also worked closely with the tenant on a staging plan that helped our photographer capture a nice collection of showcase listing photos. All of this planning and preparation produced some amazing results once the condo was made available for showings. This listing received 6 competing offers, one of which was for $26,000 above the list and without an appraisal contingency. Our clients coasted to closing, and their condo sold for the highest price ever within their association.

We partnered with the right professional stagers, professional photographers, and professional contractors to help each property show its very best. We invested our time and resources in the right activities up front which helped our clients reap the rewards at closing.

In all of the examples above, our agents used their communication skills and expertise to negotiate the best possible offer for each client. Very often these negotiations took place on some very long days, at some very late hours, and over the weekend.
