Madison area single family home update for April, 2025

Dane County home prices rose in April for two out of our three measures. Here's our full report on the Dane County single family home market for the month of April, 2025.

Madison WI Home Prices April 2025

Three price statistics:

  • The price per square foot increased from $235 in April of 2024 to $256 in April of 2025, a jump of 9 percent.
  • The average price grew from $536,245 to $558,202, an increase of 4 percent.
  • The median price dipped from $495,000 to $489,900, down 1 percent (for the second straight month).

We do expect prices to remain elevated throughout the year, based on current supply and demand trends. 

 

New listings

New MLS listings rose from 591 in April of 2024 to 680 in April of 2025, an increase of 15%. This is a step in the right direction for the Madison area real estate market. We'd love to see more months like April in 2025.

Accepted offers

Accepted offers decreased even though new listings increased. A total of 513 Dane County single family homes went under contract in April, down 4 percent from April of 2024.

Single family home supply

A total of 608 Madison area homes were available for sale (without an accepted offer) on May 7th, up from the 429 listings on the same day last year. Growing supply is a positive trend for our market. Still, we have only 1.5 months of inventory available across all of Dane County. We will need to see this number continue to grow in order to achieve more balance in our market.

Days on market

The average days on market in April was 26 days. This is up from the rock bottom lows during the Covid market, but very low when compared to other years dating back to the year 2000.

Dane County home sales

A total of 422 Dane County homes sold (closed) in April, down 4 percent from the 441 in April of 2024. We do expect home sales to come in slightly higher in May due to the larger number of accepted offers in March
