Madison area single family home trends for October, 2025

Dane County home prices rose for all 3 of our measures in October, as accepted offers increased and new listings decreased. Here's our transparent view of the October Madison area single family home market. For our latest report on the Madison area condo market, click here

October Madison area home prices

  • The price per square foot increased from $232 in October of 2024 to $249 in October of 2025, up 7 percent. 
  • The median price increased from $458,000 to $497,000, up 8 percent.  
  • The average price moved higher from $510,913 to $573,645, up 12 percent. 

Year-to-date home prices through October

  • The price per square foot grew from $241 in the first 10 months of 2024 to $252 in the first 10 months of 2025, an increase of 5 percent. 
  • The year-to-date median price moved higher from $476,050 to $485,000 -- up 2 percent.
  • The year-to-date average price grew from $537,340 to $566,238, an increase of 5 percent. 

 

New MLS listings

A total of 446 Dane County homes were listed for sale in October, down 6 percent from the 476 listings in October of 2024. Through the first 10 months of the year, single family home listings were up 2 percent from the year before.

Accepted offers

Accepted offers were the highest for any month of October in the last 4 years, as buyers responded positively to lower interest rates. A total of 422 Madison area homes went under contract in October, up 5 percent from the 401 in October of 2024. Through the first 10 months of the year, accepted offers were down 1 percent.

Single family home inventory

A total of 766 Madison area homes were available for sale on November 10th, up 15% from the 665 homes a year ago, and up 34% from the 570 homes two years ago. Even though inventory is clearly improving, we still have only 1.9 months of single family home supply in Dane County. This is one of the reasons why we're predicting home prices to increase in the year ahead.

Competing offers

According to our preliminary data for the month of September, 29 percent of the Dane County homes that went under contract in September received multiple offers. Note from the chart below that competing offers have decreased from the levels of 2022, the peak year for multiple offers in our market. With inventory improving over these last two years, competing offers are now trending closer to pre-pandemic (2019) levels.

Expired listings

Expired listings (those that do not result in a sale) are also trending closer to pre-pandemic levels. Through the month of October, a total of 726 Dane County single family listings have expired without selling, up 14% from the 637 expired listings last year. Note from the chart below that expired listings in 2025 are still very low compared to most other years this century.

Days on market 

Days on market are also trending higher. The average days on market in October for a Dane County single family home was 34 days, up from 26 days a year ago. Year-to-date, the days on market averaged 30 days through the first 10 months of the year, compared to 25 days the year before.

Dane County home sales 

Madison area home sales increased slightly in October after accepted offers increased the month before. A total of 440 homes sold (closed) in October, up from 431 home sales in October of 2024. Year-to-date, home sales are down three-tenths of a percent from the year before.
