Madison area single family home report for June, 2025

Dane County home prices, new listings and accepted offers all increased in the month of June. Here's our transparent view of the June Madison area single family home market, along with our review of the first 6 months of 2025. 

Note all of our statistics are sourced from the South Central Wisconsin MLS database.

June Dane County home prices

  • The price per square foot grew from $239 in June of 2024 to $256 in June of 2025, an increase of 7 percent. 
  • The median price grew from $491,000 to $503,750, up 3 percent.  
  • The average price moved higher from $546,768 to $586,492, up 7 percent. 

Year-to-date home prices through June

  • The price per square foot grew from $239 in the first 6 months of 2024 to $251 in the first 6 months of 2025, an increase of 5 percent. 
  • The year-to-date median price dipped slightly from $480,000 to $477,500, down a half of a percent.  
  • The year-to-date average price grew from $529,983 to $557,485, an increase of 5 percent. 

 

New single family home listings

A total of 605 Dane County homes were listed for sale in June, up 8 percent from the 558 in June of 2024 and 14 percent from the 532 in June of 2023. Through the first 6 months of the year, single family home listings were up 3 percent from the year before.

Accepted offers

A total of 509 Dane County homes went under contract in the month of June, up 5 percent from the 484 accepted offers in June of 2024. Outside of June of 2024, accepted offers last month were the lowest for any month of June since 2011. Note accepted offers through the first 6 months of the year are down 4 percent from the year before.

Dane County single family home inventory 

The number of available homes (listings without an accepted offer) continues to rise in the Madison area. As of July 6th, 742 Dane County homes were available for sale, up from the 570 homes a year ago, and 435 homes two years ago. This is the equivalent of 1.8 months of single family home supply in Dane County.

Competing offers 

As Dane County single family home supply has grown, competing offers have decreased, and are now nearing pre-pandemic levels. According to our preliminary numbers for the month of May, 39 percent of all single family home contract signings involved multiple offers. Compare this to: 

  • 43 percent in May of 2024 (black line in chart below) 
  • 46 percent in May of 2023 (green line in chart below) 
  • 35 percent in the May 2019 pre-pandemic market (blue line in chart below) 

Note from the chart below that competing offers follow a seasonal pattern each year, peaking in the springtime, followed by a steady decline throughout the remainder of the year. This means a window of opportunity is opening up right now for buyers who want to avoid an overly-competitive market.

Days on market

Marketing times are increasing but in the big picture remain very low compared to most other years this century. The average days on market in June was 23 days, up from 20 days in June of 2024. Through the first 6 months of 2025, the average days on market was 30 days, up from 27 days through the first 6 months of 2024.

Dane County home sales

A total of 530 Madison area homes sold via the MLS in June, down 3 percent from the 547 sales in June of 2024. The 530 sales amounted to the second-lowest June total this century. Year-to-date through the month of June, home sales are up 1 percent from the year before.

Expired listings

A total of 349 Dane County single family home listings expired without selling through the month of June, up 14 percent from the 305 through the first 6 months of 2024. As the chart below shows, expired listings are rising, but remain quite low by historical standards.
