Three condo price statistics
- The price per square foot grew from $228 in April of 2024 to $255 in April of 2025, an increase of 12 percent.
- The average price jumped from $336,304 to $396,231, an increase of 18 percent.
- The median price grew from $293,895 to $335,100, up 14 percent.
** A quick note about prices: The condo market can experience large fluctuations in prices from one month to the next, due to the relatively low number of units sold each month. A few high-end or low-end sales can have a big impact and skew the numbers in one direction. For this reason it's important to focus more on price trends over time rather than the prices for an individual month. With this said, condo prices clearly have been trending higher in 2025.
New condo listings
A total of 176 Dane County condos were listed for sale in April, up slightly from the 169 in April of 2024. As the graph below shows, Madison area condos have been entering the market at a slow pace for the last 15 years. This article offers some insight into why listing activity remains light.

Accepted offers
Accepted offers continue to trend near historically low levels. A total of 154 Dane County condos went under contract last month, just slightly above the 150 from April of 2024. With fewer offerings available in the market, fewer condos are going under contract, too.
Dane County condo supply
As of May 8th, a total of 190 Madison area condos were available for sale (without an accepted offer). Last year at this time, 153 condos were available. Two years ago, only 85 condos were available. Increasing supply is a healthy trend for our market. Still, we have only 1.6 months of condo inventory available for purchase across all of Dane County. This number needs to keep growing for more balance to return to our market.

Days on market
Marketing times have increased as supply has increased. The average days on market in April was 38 days. This is above the rock-bottom lows for our market, but still very low when compared to most years dating back to the year 2000.

A total of 134 Madison area condos sold on the MLS in April, up slightly from the 130 sold condos in April of 2024.
