Through helping many buyers find their new homes, we have collected some "less common considerations" when searching for your next house.
- Layout: Do you prefer a ranch home or two-story? Would you enjoy a split-level home (which can make a layout feel bigger but comes with extra stairs)? How will accessibility or work-from-home privacy needs play into your decision?
- Maintenance: Owning a home comes with new maintenance muscles to flex. Consider if you're open to maintaining wooden siding, a wooden deck, or wooden exterior trim. How much snow removal or yard maintenance would you enjoy? Similarly, mature trees are beautiful but come with trimming chores.
- Traffic: During a showing, you are only visiting a home during a specific time of day. If the house is near a busy road, school, or nightlife, consider driving by when traffic is at its peak.
- Daily Routines: During a showing, consider how you'll live in the home day-to-day, not just when you're hosting special occasions. Is there enough storage space? How does the layout of the home lend itself to the sleeping/waking habits of all occupants? Is there enough bathroom counter space for your daily items? Some of these are adjustable post-sale, of course.
- Charm vs. Price: Features that add extra charm (e.g. original woodwork, a claw foot tub, or a chicken coop) may be extra-desirable to some buyers. However, if these "charms" don't make a difference to you, you may be getting a worse value for your needs.
