July 2025 Dane County condo report

Dane County condo prices were higher for 2 out of 3 measures in July, as both new listings and accepted offers increased. Here's our transparent view of the July Madison area condo market, along with our year-to-date review of the first 7 months of the year. 

Note all of our statistics are sourced from the South Central Wisconsin MLS database.

July Dane County condo prices

  • The price per square foot of $233 was even with the $233 from July of 2024. 
  • The median price jumped from $300,000 in July of 2024 to $342,500 in July of 2025, up 14 percent.  
  • The average price grew from $337,386 to $372,499, up 10 percent. 

Year-to-date condo prices through July

  • The price per square foot grew from $228 in the first 7 months of 2024 to $236 in the first 7 months of 2025, an increase of 4 percent. 
  • The year-to-date median price grew from $305,000 to $329,500, up 8 percent.  
  • The year-to-date average price grew from $337,576 to $369,574, an increase of 9 percent. 

 

New condo listings

A total of 180 Dane County condos were listed for sale in July, up 14 percent from the 158 listings in July of 2024. The 180 listings was the highest total for any month of July in the last 4 years. Through the first 7 months of the year, condo listings are up by six-tenths of a percent from the year before.

Accepted offers

With more listings entering the market in July, condo buyers responded by writing more offers. A total of 146 Madison area condos went under contract last month, up 32 percent from the 111 condos in July of 2024. The 146 AOs in July was the highest July total in the last 4 years. Through the first 7 months of the year, accepted offers are up by 3 percent.

Dane County condo inventory

Condo supply (listings without accepted offers) continues to steadily increase in the Madison area. As of August 5th, 242 condos were available for sale, up 24 percent from the 195 condos a year ago, and up 128 percent from the 106 condos two years ago. The increase in supply is a much-needed and positive development for condo buyers. Still, we have only 2 months of inventory available throughout all of Dane County. We'll need more supply to accommodate our growing population in the years ahead.

Competing offers

As Madison area condo supply has grown, competing offers have lessened, and are now trending below pre-pandemic levels. According to our preliminary numbers for offers written in the month of June, 23 percent of all contract signings involved multiple offers. Compare this to: 

  • 38 percent in June of 2024 (black line in chart below) 
  • 47 percent in June of 2023 (green line in chart below) 
  • 35 percent in the June of 2019 pre-pandemic market (blue line in chart below) 

Note from the chart below that competing offers follow a seasonal pattern each year, peaking in the springtime market, followed by a steady decline all the way into the month of December. The second half of the year is a good time to be in the market for a condo, for anyone hoping to buy with less competition.

Days on market

The average days on market (DOM) for a Dane County condo sold in July was 26 days, up from 14 days in July of 2024. Note from the graph below that condo marketing times are rising but remain very low when compared to most other years over the past 3 decades. Through the first 7 months of the year, the average DOM was 35 days, up from 20 days through the first 7 months of 2024

Dane County condo sales 

Condo sales decreased in July due to fewer condos going under contract in May and June. A total of 138 Madison area condos closed in July, compared to 143 the year before. Through the first 7 months of the year, condo sales are up by 5 percent from the year before. We do expect condo sales to increase in August, due to the increase in accepted offers this month.

Expired condo listings

More listings are expiring without selling in the Madison area, but in the big picture expired listings remain quite low. A total of 109 Dane County condo listings expired through the first 7 months of the year, up from 82 through the first 7 months of 2024. Note from the chart below that expired listings are low compared to most other years this century.

The big picture

Although condo inventory is rising and buyers have more selection, many Madison area sellers continue to experience quick sales and high prices with competing offers. At the same time, some sellers are struggling right now because they are priced too aggressively for the market, especially as buyers factor in the cost of future updates and repairs
