Helping sellers put their minds at ease

One of our recent home selling clients said the experience working with REALTOR Dan Miller and the rest of the Mad City Dream Homes and RE/MAX Preferred team helped put her mind at ease during what could have been an overwhelming process. 

After nearly a year on a waiting list for an apartment in Lancaster, Judy B. got word in April that a vacancy was available. Suddenly it was time to sell the home she had lived in for 28 years in Madison. She had to downsize and move quickly, and especially with an injury that’s not so easy to do. So Judy reached out to a friend who is a real estate agent up north to see if he had any recommendations for a good local agent. The next day she got a call from Dan, and “things got rolling.”

“The first time Dan came to the house to do a walkthrough and look things over, one thing that really impressed me is we just sat down and he said right away, ‘I know you’re under a lot of stress right now, but I want you to know I will be there for you,’” Judy recalled. “So if there were any questions or problems or issues, I never hesitated to call. He was very very responsive and really put my mind at ease.”

During that first visit, Dan helped Judy discover that there was beautiful hardwood flooring underneath the living room carpet. Judy said even though Dan provided her with a list of recommended vendors to contact to have the carpet removed and a cleaning company come in, he offered to make all the arrangements -- which he did to her relief. Dan also suggested “things that I wouldn’t have thought of,” Judy added, like updating the light fixtures and vacating the house to do virtual staging. 

Judy asked Dan what if she didn’t do any of the changes and just sold it as is, to which she said he replied, “These improvements and the more money you put into it, the more likely you are to get more out of it when it is listed.” And with three nice offers to choose from, that’s exactly what happened right after the Hill Farms house hit the market in June. 

Judy said when she had to fill out some disclosure forms, Dan got on his computer and walked her through the whole thing. And when she was scheduling the closing, Miranda Karasch made sure Judy could pick a day and time that worked best for her since she would have a long drive. “Dan didn’t do anything unless he talked to me and got my approval with things. He told me not to worry and that the team would work on this or that,” Judy said.

"It was a very good experience with the whole team.”
