Here's how one Madison area seller addressed those concerns head on to create a beautiful listing presentation -- and a sale that attracted multiple offers for far above the list price.

How to crush your condo sale

1) Apply a fresh coat of paint and install new flooring to eliminate wear and tear. 

When you choose the right colors and products, new paint and flooring will change the entire look and feel of your condo, and reward you with an excellent return on investment.  

2) Professionally stage and/or virtually stage your condo. 

This seller chose to stage the kitchen and bathrooms, and virtually stage the living room and bedrooms. All of the staging was paid for and facilitated by Mad City Dream Homes, as part of our customized marketing plan

3) Invest in professional photos, a virtual tour, and floor plan. 

For this marketing plan, Mad City Dream Homes invested in two professional photo shoots. We used the "teaser photos" from the first shoot to launch our coming soon marketing. Once the condo was staged and fully prepared for the market, we invested in a second photo shoot with a complete set of visual media. 

4) Invest in a professional, deep cleaning. 

A home feels lighter and brighter, and takes on an entirely new look, when every surface sparkles. Our team hired Katharisma Cleaning to deep clean this condo. 

5) Create beautiful marketing materials.

We created supplemental marketing materials to sell the features of the condo, the association, and the surrounding neighborhood. We also included photos of the surrounding area, highlighting local parks and amenities. 

6) Price your condo competitively. 

We know this to be true: When you price your condo to attract multiple buyers, you'll receive cleaner offers and for higher prices.  

7) Launch with an open house. 

Mad City Dream Homes launched this listing with a Saturday open house. The winning buyer actually attended the open house and submitted their offer the very next day.
