Staging a Vacant Home

Professional Staging Before and AfterSelling a vacant home can present some challenges, which unless managed properly, can negatively impact your sale. You've probably seen some vacant home listings which were not managed correctly. These are the unoccupied homes you've seen online with cold and lifeless photos. You may have looked at some of these listings and jumped to the conclusion that they were rentals in need of maintenance and repair. You might have assumed that the owners of these homes had relocated and were motivated to sell at a discount. Or perhaps your brain jumped immediately to "foreclosure". Whatever the case, all of these are negative first impressions which can seriously hinder a sale.

There is a much better way to manage a vacant home listing and that is to hire a professional to stage your home. With the help of an expert you can create an amazing first impression with magazine quality photos that drive buyers through your door. This is where our professional home stager, Ronna Nyman, enters the scene. Ronna is one of the best home stagers in Madison with enough inventory to stage a dozen vacant homes.

Below we show you the "before" and "after" from one of our recent vacant home listings. As you can see from the pictures below, Ronna Nyman's staging is truly exceptional. With expert staging and professional photos, we transform an unoccupied home into a showcase listing in a matter of only a few short days.

A sofa, side chairs, and coffee table give this room a sense of purpose. The lamps, throw rug and accessories add color and warmth. This wide angle lens photo gives the room plenty of depth and makes it appear bigger and brighter online than it does in person.

This dining room is transformed with only a few pieces of furniture. Our stager adds a table, chairs, centerpiece, and rug as focal points. A thoughtfully placed plant and pictures are nice finishing touches.

This photo pops with the expert placement of a few accessories. A small table and chairs show buyers this can be an eat-in kitchen, too.

Before staging this was just another empty room. Now we have a cozy bedroom with accessories and textures that draw out the warmth of the room.

Another eye-catching photo with great colors and textures. Notice the organic elements in the framed photos. Our stager frequently uses organic imagery to create a soft, cozy environment.

Our stager adds a shower curtain to take the focus off the pink shower tile. The curtain, rug and accessories soften the room.

Vacant Bathroom 2 Before Staging

Before staging this was a nice bathroom with tile surround. Our stager adds color and warmth with a shower curtain, towel, and basket of cloths.

Before staging this bathroom was lacking color and warmth. Our stager breathes personality into this room by adding four thoughtfully placed accessories.

More about Staging an Unoccupied Home - How the Process Works

Our vacant home selling plan is a turnkey process that takes all of the work off your plate. Here is how it works: Ronna Nyman will visit your home and develop a staging plan for every room in your house. Then Ronna and her team will deliver all of the furniture and accessories to your home. They will place all of the furniture, accessories and "vignettes" for you - so each element is in its proper place.

Once your home is fully staged, our professional photographer will shoot your listing photos and full-motion video tour. Your listing will be "live" and syndicated throughout the internet the very next day. We will sell your home quickly. Then Ronna and her team will remove all of the staging pieces from your home shortly before closing.

Benefits of Staging an Unoccupied Home

First impressions are everything. In the age of the internet the first impressions of your home are almost always formed online. Our experience shows great listing photos deliver a large number of showings while helping your home sell quickly and for a high market price. Bad listing photos have just the opposite effect. Hiring an expert stager is the best investment you can make as the seller of a vacant home. You'll be paid many times over for your investment, and even better you won't need to do any of the work.
