Done in the right manner, a full-motion virtual tour benefits your listing by providing better visual marketing, better exposure on Google, and syndication to more websites. 3 Examples of Great Virtual Tours

This first video provides an excellent visual introduction to this upscale listing in Fitchburg. Note how the narrated script also does a great job of calling attention to the many high-end features offered by this home.

This second video provides a very polished presentation for our recent listing in Sunset Village. Our stager brought her furniture and artwork into this vacant home, and the tour shows off the interior beautifully.

This third virtual tour provides an excellent view of one of our recent listings in Westmorland. The script does a great job of calling out the many advantages of this home's location.

7 Steps for an Effective Listing Video

  1. First, begin by staging your home. Work with a professional home stager and follow her recommendations to the letter. Your staging plan is the foundation for your entire listing, and all of your success depends on it. 
  2. Prepare for your narrated script by listing the features and upgrades for every room in your house. List the selling points of your yard and featured exterior spaces. Also spell out the benefits of your location. 
  3. Identify the "key words" that should be built into your marketing. In other words, think of the words that buyers will enter into Google in order to find a home like yours. Typically this means your targeted key words or search terms should focus on your neighborhood, your condo development, or the type of property you own. For example, "Blackhawk Home for Sale", "Metropolitan Place Condo for Sale", or "Ranch Style Home for Sale". Your keywords will make it easy for home buyers to find your YouTube video on Google.
  4. Now create a customized script about your home. Your script should incorporate your room-by-room list of features, the selling points of your exterior spaces, the benefits of your location, and your targeted key words. 
  5. Hire a professional to shoot your listing video. It's worth every penny.
  6. Integrate your video with your professionally narrated script.
  7. Publish and share your virtual tour on YouTube, PropertyTube, social media, and in blogs.

Example of an Effective Video Script

Here's a script we created for our most recent listing in Parkwood Hills. This script does a nice job of highlighting the interior features, exterior features, and the benefits of the surrounding neighborhood. Also note how the neighborhood name is used as a key word within the description. This helps the YouTube video get found by home buyers on Google.
