Emerging Neighborhoods in Dane County (updated for 2019)

Home building is a major source of real estate in the Madison area, as many buyers are opting for a new construction home in one of the area's emerging neighborhoods. The appeal is two-fold - buyers get to choose their own customizations and finishes, and it's easier to purchase a brand new home because there's much less competition in the new construction market.

If you've been challenged by our low inventory market, evaluate your options and check out the properties available in some of the area's newest subdivisions. Who knows, you might find just what you're looking for in a new construction home.

Emerging Neighborhoods - Madison West

1000 Oaks is a new neighborhood by Veridian on Madison's far west side. The community features access to the countryside as well as the convenience of west-side shopping and restaurants. Properties are zoned to the Madison Memorial attendance area.  

Autumn Ridge Reserve, located on the far west side, is zoned to the Middleton-Cross Plains School District. The neighborhood is close to several golf courses and Pope Farm Conservancy. Encore Construction is the primary home builder within the subdivision.

Birchwood Point is a Veridian neighborhood on the far west side that is convenient to shopping and restaurants. The properties here are zoned to Olson Elementary, Toki Middleton School and Memorial High School.

Chapel View offers moderately priced homes on the far west side with easy access to Middleton and everything that the west side has to offer. Homes are zoned to the Middleton-Cross Plains School District and are built by Encore construction.

Eagle Trace is a Veridian neighborhood located on the fast west side with a wide variety of lots available. Homes are zoned to the Middleton-Cross Plains School District.

Hawks Valley, by Trademark Homes, is located near the city of Verona and Epic Systems. Buildable lots are still available.

Mosaic Ridge is located on the southwest side in an emerging neighborhood off Allied Drive. Homes are affordably priced, are walking distance to the arboretum and offer an easy commute downtown.

Sugar Maple Estates is located just south of Valley View road and is located near many parks and recreational opportunities. Many of the properties here are built by Tim O'Brien Homes.  

The Willows on the far west side offers a large selection of homes and lots offered by multiple builders. The properties in this community are zoned to the Middleton-Cross Plains School District.

Woodstone is another far west side neighborhood zoned to Middleton schools. The location is convenient to shopping, restaurants and entertainment on the west side and in nearby Middleton. 

Emerging Neighborhoods - Madison East

Grandview Commons is a thoughtfully designed Veridian neighborhood on the northeast side of the city. Multiple parks, a grocery store, restaurants and shopping right within the neighborhood offer convenience.

Royster Corners is an emerging neighborhood situated near the brand new Pinney Library and is walking distance to Lake Monona, parks, restaurants and shopping. 

Village at Autumn Lake is a new Veridian neighborhood on the far east side. A 15-acre man-made lake will be the centerpiece of the neighborhood. The community is convenient to the East Towne area and has a wide variety of lots and homes available. Homes are zoned to the Sun Prairie Area School District.

Emerging Neighborhoods - Madison North

The Turn at Cherokee offers high-end properties with fairway views of Cherokee Country Club. Prices at The Turn start at about $450,000. 

Black Earth

Red Hawk Valley features a serene setting a few miles west of Madison. This neighborhood boasts large home sites with a variety of lots still available.

Bristol

Burnson's Ridge offers a limited number of large acre lots and upscale homes. Some lots back up to woods. Properties are zoned to the Sun Prairie Area School District. 

Drumlin Creek has half to full acre lots - several backing up to nature for extra privacy. Bristol is a 15 minute drive to the east side of Madison. Homes are zoned to the Columbus School District.

Cambridge

The Vineyards at Cambridge is a unique Parade of Homes neighborhood located within Cambridge Winery’s private vineyard. A variety of upscale homes and lots are available.

Cottage Grove 

Viney's Addition to Skyhigh is located in the Town of Cottage Grove and offers spacious lots in a rural setting. The neighborhood is just 10 minutes to the east side of Madison and lots are zoned to Monona Grove schools.

West Drumlin, on the west side of Cottage Grove, features nice homes and a limited number of lots. Properties are walking distance to Glacial Drumlin Middle School and area shopping.

Westlawn Estates has new homes and lots available at a range of price points. This popular neighborhood is located on the northwest side of Cottage Grove.

Deerfield

Drumlin Hill features great affordability in the Village of Deerfield with easy commutes to the east side of Madison.

Morningside Estates is located on the east side of Deerfield and has a variety of affordable lots to choose from.

Savannah Parks offers a thoughtful and walkable community design with a wide selection of homes and lots.  

DeForest

Conservancy Place is a thoughtfully designed community in a natural setting along the Upper Yahara River Environmental Corridor. There's a great variety of homes and buildable lots in this subdivision.

Fox Hill Estates is a newer subdivision with large, upscale homes. The community also has excellent access to parks and trails.

Heritage Gardens, south of Vinburn Rd, still has many buildable lots available for sale.

Park Crossing has affordable, energy efficient homes with several lots available. Homes are built by Tim O’Brien Homes.

Savannah Brooks is a Parade of Homes site with a nice selection of high-end homes and lots available.

Town of Exeter

The Meadows, located just south of Belleville, offers country living and a surprisingly short commute to Madison.

Fitchburg 

Quarry Vista offers a convenient location with nearby access to shops, restaurants, and outdoor recreation. The properties here are zoned to the Verona Area School District. 

Uptown Crossing is a Veridian neighborhood located on the east side of Fitchburg that has easy access to Highway 14 and is convenient to many parks and bike trails.

Lake Mills

Shorewood Hills North in Lake Mills offers 33 new lots with deeded access to beautiful Rock Lake. Lake Mills is much closer to Madison than many people realize.  

Mazomanie

Conventry Meadows is located on the north side of Mazomanie and is just 30 miles west of Madison. A limited number of lots and spec homes are available. 

Pheasant Ridge Run is situated on the southern side of Mazomanie and offers an easy commute to Madison. The community has multiple larger lots available with plenty of natural beauty.

Middleton

Cherrywood is located west of Pioneer road and near Mineral Point road with easy access to the west side of Madison and Middleton. The community features generous lot sizes and unique homes.

Community of Bishops Bay is located to the north of Lake Mendota and is zoned to Waunakee schools with a variety of high-end homes available. The community includes a network of 10 parks connected by walking trails.

Conservancy View is another subdivision with upscale homes overlooking the western edge of the Pheasant Branch Conservancy. 

Daybreak Valley is a Veridian neighborhood located north of Airport road that features high-end homes with nice amenities. 

Spruce Hollow is located near Pioneer Park in the Town of Middleton and offers a nice variety of upscale homes on larger lots. 

Spruce Valley has a limited selection of one acre lots in the Town of Middleton and is located close to shopping and a golf course.

Tumbledown Farm is a peaceful 41 lot development in the town of Middleton that features a nice variety of large lots - some with wooded or golf course views. 

Mount Horeb

North Cape Commons has a nice selection of large lots perfectly suited for a four bedroom home with a three-car garage.  

Stone Haven offers ready-to-build lots on the east side of Mount Horeb. The community is an easy commute to Verona and the west side of Madison.

Valley View Heights features quality-built homes by Encore Construction and other reputable builders. A variety of lots are still available.

New Glarus 

Valle Tell, along the eastern edge of New Glarus, offers half acre lots in a peaceful subdivision.

Oregon 

Bergamont features high end real estate in a golf course setting. This community has a mix of existing homes and ready-to-build lots. 

Highlands of Netherwood is located on the west side of town. The neighborhood will have 124 single family home lots and the first phase is open now. The community offers an easy commute to both Verona and downtown Madison.

Oregon Parks Neighborhood Addition features beautiful and large lots on the west side of town. Some lots are wooded.

Roxbury

Blackhawk Fields is located in a rural setting and is just a short drive to the west side of Madison. Larger lots available.

Sauk City

Cardinal Estates offers a nice opportunity to purchase a buildable lot, and is just 30 minutes from Madison.

Town of Springfield 

Autumn Pond features huge lots and high-end homes in the Town of Springfield. Properties are zoned to Middleton-Cross Plains Schools.

Stoughton

Nordic Ridge is Stoughton's newest neighborhood with a wide selection of lots and a few spec homes, too.

Sun Prairie

Fox Point offers buildable lots and spec homes and is walking distance to shopping and restaurants on the west side of Sun Prairie.

Golden Meadows is situated near the many shopping, dining and entertainment venues on Sun Prairie's west side. 

Ironwood Estates features a convenient location near shopping and restaurants and a wide variety of lots and home plans. Homes are built by Tim O’Brien Homes.

Liberty Square on Sun Prairie's north side is selling out at a fast pace. The neighborhood is home to a 12 acre park with plenty of opportunities to enjoy the outdoors.

Meadow Crossing is a Veridian neighborhood on Sun Prairie's southeast side with some new construction homes still being built. 

Providence offers a thoughtfully planned community with a town-square design and a variety of lots and homes available. The community is conveniently located near shopping and dining. 

Smith’s Crossing is a Veridian neighborhood located on Sun Prairie’s southwest side near Creekside Elementary. The community has abundant green space, with several walking trails, ponds and a large neighborhood park.

The Reserve is a Parade of Homes neighborhood located on the northwest edge of Sun Prairie. The community offers spacious single family home-sites and spec homes surrounding the new Sun Prairie Token Springs Elementary School.

Verona 

Cathedral Point is a Veridian built neighborhood within walking distance of Glacier Edge Elementary School and several parks.

Deer Haven, located in the Town of Verona, features large lot sizes among the area’s rolling hills. There are just 16 lots in this subdivision, offering a serene setting that is close to the conveniences that Verona has to offer.

Driftless Ridge is a new upscale community in the Town of Verona that has large home-sites, many larger than an acre. There are still has some unique lots to choose from that offer a nice sense of privacy.

Waunakee

North Ridge Estates has nice-sized lots and moderately priced homes in Waunakee. Only a few lots remain.

Kilkenny Farms offers high-end homes with large footprints and modern finishes. The properties here are selling quickly. 

Westbridge is a popular neighborhood near Six Mile Creek Golf Course. Some lots and new construction homes are still available.

Town of Westport

Carriage Ridge features a prime location for luxury real estate in the Town of Westport.  

Windsor

Apple Valley has large lots in a scenic setting. The properties here are selling at a very fast pace. 

Bear Tree Farms has a wide variety of lots are available, which will offer plenty of community green space and an extensive network of trails.  

Pleasant Hill Estates is one of Windsor's newest subdivisions with the convenience of nearby shopping.

Prairie Creek offers large lots centered around a 60 acre restored prairie with biking and walking trails.

Revere Trails has lots ranging between a half to two-thirds of an acre in size and are close to shopping and entertainment in nearby Sun Prairie.

Windsor Crossing includes a total of 74 lots with a community design that includes a town center and a network of walking paths. 

Windsor Gardens is another thoughtfully planned Parade of Homes subdivision. Lots offer countryside and small town appeal but are close to all of the shopping that nearby Sun Prairie has to offer.

Wolf Hollow is situated near beautiful woodlands and offers a serene location. Many of the properties here are built by Tim O'brien Homes.
