Emerging Neighborhoods in Dane County

Home building is gradually picking up in the Madison area, as more buyers are opting for a new construction home in one of the area's emerging neighborhoods. The appeal is two-fold: Buyers get to choose their own customizations and finishes. It's also easier to purchase a brand new home because there's much less competition in the new construction market.

If you've been challenged by our low supply market, evaluate your options and check out the properties available in some of the area's newest subdivisions. Who knows, you might find just what you're looking for in a new construction home.

Emerging Neighborhoods - Madison West

1000 Oaks is a new neighborhood by Veridian on Madison's far west side. Prices start in the mid to high 300s. Properties are zoned to the Madison Memorial attendance area. 

Autumn Ridge Reserve, also on the far west side, is zoned to the Middleton-Cross Plains school district. Most homes here sell for $400,000 and higher. Encore Construction is the primary home builder within the subdivision. 

Birchwood Point is another Veridian neighborhood with prices starting in the 300s. The properties here are zoned to Olson Elementary, Toki Middleton School, and Memorial High School. 

Hawk's Creek properties are located south of Midtown Rd and east of Pleasant View Rd. Many of the homes in this subdivision were built around 5 years ago. Prices start at about $400,000 and go up from there. 

Hawks Ridge is located just south of Hawks Landing on the opposite side of Mid Town Rd. The upscale homes in this neighborhood generally start at price points above $500,000. 

Hawks Valley , by Trademark Homes, is located near the city of Verona and Epic Systems. Prices start above $350,000. Buildable lots are still available. 

Pine Hill Farm is located near Olson Elementary on the city's far west side. Lots are still available. Home prices start at around $350,000 and go up from there. 

Sugar Maple Estates, located just south of Valley View Rd, offers new construction in the $400,000 - $450,000 price range. Many of the properties here are built by Tim O'brien Homes. 

The Willows on the far west side offers a large selection of homes and lots. The properties here are zoned to the Middleton-Cross Plains School District. 

Woodstone is another far west side neighborhood zoned to Middleton schools. 

Emerging Neighborhoods - Madison East

Grandview Commons is a thoughtfully designed Veridian neighborhood on the northeast side of town. Prices start in the mid 200s and go up from there. 

The Meadowlands is another Veridian neighborhood with properties available for under $300,000. The properties here offer excellent access to I-94 and Door Creek Park. 

The Turn at Cherokee offers high-end properties with fairway views of Cherokee Country Club. Prices at The Turn start at about $450,00. 

Black Earth

Red Hawk Valley offers a more serene setting a few miles to the west of Madison. In Red Hawk Valley you can buy a home for around $300,000, or buy a lot for less than $75,000. 

Cottage Grove 

Westlawn Estates now has properties available in the 4th addition to this popular Cottage Grove subdivision. Lot prices start at around $110,000. 


Drumlin Hill offers great affordability in the Village of Deerfield. Lots in Drumlin Hill are available for around $50,000. 

Morningside Estates also offers great affordability. Here you can buy a lot for less than $50,000 or build a home for under $300,000. 

Savannah Parks offers a thoughtful community design and a wide selection homes and lots. 


Chapel Green is a Veridian neighborhood in the Village of DeForest. Prices in Chapel Green start in the mid 200s and extend into the mid 300s 

Conservancy Place is a thoughtfully designed community in a natural setting. There's a great variety of homes and lots in this subdivision. Check out our neighborhood guide for more info. 

Fox Hill Estates is a newer subdivision with large, high-end homes offering excellent access to parks and trails. 

Heritage Gardens, south of Vinburn Rd, still has many buildable lots available for sale. 

Savannah Brooks is a 2017 Parade of Homes site with a nice selection of high-end homes. New construction prices start at about $450,000 and go up from there. 

Town of Exeter

The Meadows, located just south of Belleville, offers country living and a surprisingly short commute to Madison. 


Quarry Vista offers a convenient location with excellent access to shops, restaurants, and outdoor recreation. The properties here are zoned to the Verona Area School District. 


Arbor Ridge, Janesville's newest subdivision, offers a large selection of buildable lots in a scenic and natural setting. 

Fisher Creek includes a handful of lots - also in a natural setting. 

Grand Videre Estates, a Parade of Homes neighborhood, features some very nice homes and lots starting at 1 acre in size. 

Pine Ridge Estates is another subdivision with beautiful homes and lots that are available at surprisingly affordable prices. 

Lake Mills

Shorewood Hills North in Lake Mills offers 33 new lots with deeded access to beautiful Rock Lake. Lake Mills is much closer to Madison than many people realize. 


Aspen Meadowa high-end subdivision in the Town of Middleton, is zoned to Middleton schools. 

Community of Bishops Bay is located to the north of lake Mendota and zoned to Waunakee schools. 

Conservancy View is another subdivision with upscale homes overlooking the western edge of the Pheasant Branch Conservancy. 

Spruce Valley offers a limited selection of 1 acre lots in the Town of Middleton. 

Mount Horeb

North Cape Commons features a nice selection of large lots perfectly suited for a 4-bedroom home with a 3-car garage.  

Stone Haven offers ready-to-build lots on the east side of Mount Horeb. 

Valley View Heights features quality-built homes by Encore Construction and other reputable builders. 

New Glarus 

Valle Tell - half acre lots in a peaceful subdivision along the eastern edge of New Glarus. 


Bergamont - high end real estate in a golf course setting featuring both existing homes and ready-to-build lots. 

Prairie du Sac 

Fieldstone - a nice selection of new construction homes in a quaint, small-town setting. 

Sauk City

Cardinal Estates - a nice opportunity to purchase a buildable lot - within 30 minutes of Madison. 

Town of Springfield 

Autumn Pond - 1.5 acre lots in the Town of Springfield zoned to Middleton-Cross Plains Schools. 

Springfield Ridge - more 1.5 acre lots in the Town of Sprinfield. These properties are zoned to the Waunakee School District. 


Nordic Ridge is Stoughton's newest neighborhood with a wide selection of lots and a few spec homes, too. 

Sun Prairie

Fox Point offers buildable lots and spec homes with great access to shopping and restaurants. 

Golden Meadows is situated near many shopping, dining and entertainment venues on Sun Prairie's west side. 

Liberty Square on Sun Prairie's north side is selling out at a fast pace. 

Meadow Crossing is a Veridian neighborhood on Sun Prairie's southeast side with some new construction homes still being built. 


Cathedral Point is a Veridian built neighborhood within walking distance of Glacier Edge Elementary School. 

Scenic Ridge is Verona's newest neighborhood, offing spacious homes on the southern edge of the city. 


North Ridge Estates - Nice homes in Waunakee, starting at about $400,000, with plenty of lots still available. 

Kilkenny Farms - High-end homes with large footprints and modern finishes. The properties here are selling quickly. 

Westbridge - A popular neighborhood near Six Mile Creek Golf Course. Some lots and new construction homes are still available. 

Town of Westport

Carriage Ridge - A prime location for luxury real estate in the Town of Westport. 


Apple Valley - Large lots in a scenic setting. The properties here are selling at a very fast pace. 

Bear Tree Farms - Many lots are available in this emerging neighborhood, which will offer plenty of community green space and an extensive network of trails. 

Hidden Springs - Spacious lots in a quiet, rural subdivision. 

Pleasant Hill Estates - Plenty of lots are still available in one of Windsor's newest subdivisions. 

Prairie Creek - Many properties are available in this subdivision that's centered around a 60 acre restored prairie. 

Revere Trails - Lots ranging between a half to two-thirds of an acre in size. Available for under $100,000. 

Windsor Crossing - Seventy-four building sites with a community design that includes a town center and a network of walking paths. 

Windsor Gardens is another thoughtfully planned subdivision and is featured in the 2017 Parade of Homes tour.
