An early read on June listings

New MLS listings increased in Dane County during the month of June, for both single family homes and condos. Here's the scoop. 

Dane County single family homes

A total of 600 Madison area homes were listed for sale during the month of June, which was up 8 percent from the 558 listed for sale in June of 2024, and 13 percent from the 532 in June of 2023. Through the first 6 months of 2025, new single family home listings are up 3 percent from the previous year. 

Dane County condos

A total of 184 Madison area condos were listed for sale in June, up 16 percent from the 159 in June of 2024, and 17 percent from the 157 in June of 2023. Year-to-date through the month of June, new condo listings are down by 2 percent from the same time period in 2024. 

The takeaway 

The increase in new listings is a positive development for our market. If sustained, inventory will continue to grow, and price growth will moderate, creating a more balanced market and more opportunities for buyers. Stay tuned for the rest of our June 2025 market updates, coming real soon.
