A low-tech approach for finding an off-market condo

Do you have a preferred condo association that you would love to live in? You and your buyer agent can find the right condo by sending an authentic letter to all of the owners in the association. In our experience, the more low-tech the approach, the better. 

 

Here's our simple 3-step approach: 

1) Hand address each envelope and write your return mailing address on each envelope, too. 

2) Make the letter from you, the buyer, not your buyer agent. A letter written by the buyer will receive a much better response than one that is written by the buyer agent. 

3) Make it easy for the reader of each letter to contact either you or your buyer agent. Your letter should include your phone number and email address, and the number and email address of your buyer agent, too. 

 

Here's a simple starting point that you can use for your own letter: 

Hello _________, 

My name is _________________, and I would love to buy a condo in _________________.  A condo in your association would meet all of my needs. {Now list a few specific reasons why you want to live in this specific association}. 

If you are planning to sell your condo in the next year, I would love to hear from you. Please feel to call me at ______________ or email me at ___________________.

If you wish, you can also contact my realtor, ______________________, by phone at ________________ or by email at ______________________. 

Thanks so much for your consideration.

________________________ 

 

Why this approach works

The hand-addressed envelope guarantees that your letter will be opened by everyone who receives it. Plus each person who reads your letter will view it as credible and authentic, because it is from a real human being (you) and not a realtor who is fishing for more business. 

This low-tech approach does require some work on your part, but the results more than justify the effort. And of course a good buyer agent will be happy to do most of the heavy lifting for you.
