Dane County home prices were mixed in April, as new listings decreased and accepted offers increased. Here's our latest deep dive into the Madison area single family home market.

April Madison area home prices

  • The price per square foot decreased from $256 in April of 2025 to $253 in April of 2026, down 1 percent. 
  • The median price increased from $481,500 to $499,900, up 4 percent. 
  • The average price increased from $554,485 to $563,790, up 2 percent. 

Year-to-date prices through the month of April

  • The Dane County price per square foot increased from $249 through April of 2025 to $253 through April of 2026, up 2 percent.

Our friends Henry and Mary recently came to us with a problem. They had moisture stains on their bedroom ceiling, and they weren't sure what to do next. So we called one of our most trusted contractors, Cody Helmer, and arranged for a visit. 

Cody inspected the roof and the attic and determined that the roof was leaking. To make matters worse, all of the roof sheathing was severely water damaged and covered in black stain. The previous roofer didn't install the proper ventilation, which led to poor air circulation and a build-up of moisture in the attic. 

The good news? Cody was able to make room in his schedule for a quick and complete rebuild of Henry and Mary's roof, and with all of the correct ventilation in place. Henry and Mary were relieved

Madison area home supply is tracking below last year's levels; condo supply is running higher. Here's a quick inventory snapshot for May 6th, along with a preview of how growing supply will impact buyers and sellers this summer.

As of May 6th, 582 homes were listed for sale (without an accepted offer), compared to 608 homes at the same time last year. Currently, 1.4 months of supply are available for sale in the Dane County single family home market.

As of May 6th, 208 condos were listed for sale (without an accepted offer), compared to 190 condos at the same time last year. Currently, 1.8 months of supply are available in the Dane County condo market.

Madison area single family home listings decreased in April; condo listings increased. Here's a quick overview of Dane County listing activity for the month of April, 2026. 

Dane County single family homes 

A total of 681 Dane County single family homes were listed for sale in April, down 1 percent from the 689 homes listed for sale in April of 2025. Year-to-date, single family home listings are lower by half a percent from the year before.

Dane County condos

Condo listings increased for the fourth straight month in 2026. A total of 197 Madison area condos were listed for sale in April, up 8 percent from the 183 condos in April of 2025. On a year-to-date basis, condo listings are up 11 percent.
