We're well into the spring season, which means we'll soon notice signs of a mellowing market as the Memorial Day Holiday nears. Here's our quick preview of what buyers and sellers can expect from the May Madison area real estate market.

Expectations for buyers this May

Buyers will continue to see a large number of properties entering the market. But the pace of the market will begin to slow as we approach the summer season. Showings and competing offers will remain high, but begin to gradually moderate as the Memorial Day Holiday nears. Some properties will begin to sit on the market a little longer, making this an excellent time for buyers to stay actively engaged with their search.

How quickly are new construction homes being built in Dane County? According to our latest housing start data through the first quarter of 2026, the pace of new construction is at pre-covid levels, and more the 50 percent below the levels from the early 2000s (see the chart below).

How does the new construction pace impact the broader 2026 market?

A slower home-building pace suggests we'll continue to experience a tight market for single family homes here in Dane County. A tight market, in turn, points to rising prices in the year ahead.

Where can you learn more about new construction neighborhoods?

Sometimes our clients encounter unexpected surprises during their real estate journey that are completely beyond their control. For example:

  • The hail storm that damages a client's roof three weeks before closing.
  • A home inspection that reveals mold in the attic.
  • And a buyer who gets cold feet after writing an offer on your home.

Surprises like these can feel scary and unsettling. When they happen to you, we're here to help you respond thoughtfully — by focusing on doing the next right thing.

In the case of the damaged roof, that means connecting you with a reputable roofer (not a storm chaser) who will give you an accurate assessment of the damage. Then the next right thing is negotiating an acceptable solution with the other party.

The day you decide to sell your home, everything suddenly feels urgent. Pricing, staging, timelines, offers, and negotiations — there are so many moving pieces that it's easy to feel overwhelmed before you've even started.

That's where the right real estate expert makes all the difference. And while their market knowledge and negotiating skill matter, there's something equally important that often goes unnoticed: time. The time your realtor invests in you and your sale.

When your realtor is genuinely generous with their time — walking you through every detail, answering every question, and making sure you never feel alone in the process — you're able to move forward with calm confidence, knowing that you're in good hands.

Here's how one client

Most of us have felt it at some point -- that uncertainty about whether what we're reading online is accurate, or whether the person on the other end is really who they claim to be. It's an uncomfortable reality of modern life, and it's contributing to a general lack of trust within our culture.

The good news is we can build more trust in our lives by spending less time online and getting back to being with people face-to-face -- especially when we're about to hire someone for important work. Meeting in-person gives us time to ask questions and get to know the other person better. And when we meet in person, we can usually tell quickly whether or not they're the right fit.

This is why we've built our practice around face-to-face conversations.

If you've been thinking of buying your first home, you most likely know it's a tight market. Home supply in the Madison area is limited, and the competition from other buyers is real. One way you can create more opportunities for yourself is to consider buying a condo, too.

Why buy a condo?

Supply is more plentiful and prices tend to be lower in the Dane County condo market. What's more, many of the condos available right now offer private entry, plenty of space, and even a small yard -- just like a single family home. There could be a condo waiting for you -- one that meets all of your most important needs -- and without all of the maintenance and upkeep.

Whether you're considering a home, a

There’s no substitute for preparation if you are planning to buy a home in the current market. If another buyer's offer gets accepted over yours, it can be easy to view them as “lucky.” In reality, they may have just been better prepared and more ready to take advantage of the opportunity in front of them. So, how can your Mad City Dream Homes agent help you be prepared?

  • Having a conversation in-person or by phone about the current market, offer strategies, and home values
  • Connecting you with a lender to review creative loan and downpayment options, including down payment assistance

  • Educating you about “coming soon” properties that are available on the MLS
  • Reviewing blank offer paperwork with you ahead of making an offer
