Expectations for buyers this April

Buyers will notice a large increase in properties entering the market. But along with having more opportunities to purchase, buyers will also experience heavy competition from other buyers. Competing offers will be at their peak in April. Many listings will sell quickly and with multiple offers, so buyers should act immediately and be prepared to write their best offer when a promising home becomes available.

Here are 3 buyer mindsets that will help you determine your next steps:

1) A little reflection can help. Consider these three questions:

  • If you bought a home today, can you imagine yourself having peace of mind?
  • Would you have financial peace?
  • And would you be excited?

If you can't honestly answer "yes" to all three questions, then maybe now isn't the right time for you to buy. But if you can answer yes to all three, the next two mindsets can help you move forward with confidence.

2) Remember, buying a home is a long-term

If you're planning to sell your Madison area duplex, we recommend focusing on first-time homebuyers as your target audience. Many are drawn to duplexes because owner-occupying one — with a tenant helping subsidize the mortgage — offers a real, attainable path to homeownership.

This emotional investment also tends to translate into a higher offer price. Unlike investors, who evaluate a duplex purely on whether or not the numbers work, first-time buyers are motivated by something more personal: the goal of having a place to call their own. That emotional stake often makes them willing to pay more than an investor ever would.

A number of new condominium developments are quietly sprouting up in the Village of DeForest, which prompted us to create a guide to the local condo scene. As part of our guide, we've created profiles for eight different condo associations, many of which are uniquely situated near the Upper Yahara River Trail. The Upper Yahara connects to the wider Dane County Trail System, making DeForest a wonderful location for anyone who enjoys walking, biking and connecting with nature.

Our team loves to help buyer clients find homes closer to family - even multigenerational housing opportunities. These buyers not only desire an affordable home, but a home that allows them to navigate life's many seasons with their loved ones near. Hope and a Future currently operates within a beautiful farmhouse off High Point Road in Madison. Multiple generations live together in this Adult Family Home with a unique "Family of Friends" staffing model: the on-site nurse, other care workers, and sometimes their children live in the home in exchange for their help. Buying a home is one of the biggest decisions you'll make — and one of the most common questions we hear from buyers is, "When should I actually start planning?"

The short answer: earlier than you think.

If you're looking to buy a home in the Madison area

We recommend beginning your planning process at least four to six months before you need to move. That window gives you time to get pre-approved for a mortgage, get a real feel for the neighborhoods you love, and avoid the pressure of making one of life's biggest decisions in a rush. Ideally, you give yourself an even longer runway — because the more prepared you are, the more confident you'll feel when

Thinking of buying your first home? You might consider buying a duplex, like our client Carlson.

Three years ago, Carlson bought a duplex on Madison's east side because the numbers made sense to him. Carlson moved into one side of the duplex and rented out the other. He took good care of his property, and now three years later he's getting ready to sell it for roughly $90,000 more than he paid for it.

The benefits of buying a duplex? Your monthly costs are often lower than owning a single-family home — because your tenant is essentially helping you pay your mortgage.

And the real payoff? When it's time to sell, you get to cash in on the appreciation and equity of both sides. Equity that creates
