Buyers will notice a large increase in properties entering the market. But along with having more opportunities to purchase, buyers will also experience heavy competition from other buyers. Competing offers will be at their peak in April. Many listings will sell quickly and with multiple offers, so buyers should act immediately and be prepared to write their best offer when a promising home becomes available.

Here are 3 buyer mindsets that will help you determine your next steps: 

1) A little reflection can help. Consider these three questions: 

• If you bought a home today, can you imagine yourself having peace of mind? 
• Would you have financial peace? 
• And would you be excited? 

If you can't honestly answer "yes" to all three questions, then maybe now isn't the right time for you to buy. But if you can answer yes to all three, the next two mindsets can help you move forward with confidence.

2) Remember, buying a home is a long-term

If you're planning to sell your Madison area duplex, we recommend focusing on first-time homebuyers as your target audience. Many are drawn to duplexes because owner-occupying one — with a tenant helping subsidize the mortgage — offers a real, attainable path to homeownership. 

This emotional investment also tends to translate into a higher offer price. Unlike investors, who evaluate a duplex purely on whether or not the numbers work, first-time buyers are motivated by something more personal: the goal of having a place to call their own. That emotional stake often makes them willing to pay more than an investor ever would.
