We're beyond excited for our clients, Jesse and Kara, who will be closing real soon on their new duplex. This closing will be an extra special one, because Jesse's mom will be moving into one of the units. Now everyone in the family will have their own space all under one roof.

Dane County home prices rose in May for two out of our three measures. Here's our full report on the Dane County single family home market for the month of May 2025. All data is sourced directly from the South Central Wisconsin MLS.

Three price statistics:

  • The price per square foot grew from $244 in May of 2024 to $249 in May of 2025, an increase of 2 percent.
  • The average price grew from $548,560 to $577,108, an increase of 5 percent.
  • The median price dipped slightly from $475,126 to $475,000, down by a small fraction (note the median price dipped by 1 percent each in April and March).

Dane County condo prices continued to trend higher in May -- across all three of our measures. Here's our transparent look at the Madison area condo market for the month of May, 2025. Note all of our data is sourced from the South Central Wisconsin MLS.

Three Dane County condo price statistics

  • The price per square foot grew from $225 in May of 2024 to $237 in May of 2025, an increase of 6 percent. 
  • The average price jumped from $344,513 to $383,712, an increase of 11 percent. 
  • The median price grew from $310,00 to $330,000, up 6 percent.  

** A quick note about prices: The condo market can experience large fluctuations in prices from one month to the next, due to the relatively low number of units sold

My kids and I feel lucky to have stumbled upon Tend Native Plants out of Blue Mounds, just west of Mount Horeb. Each week, we're bringing home new seedlings that we're transplanting into a patch of yard that we're reclaiming for pollinators. We're enjoying the process of tending to the seedlings, seeing them take root, and keeping the bunnies at bay. Our little pollinator patch is growing!

A total of 594 single family homes were listed for sale on the MLS, which was down 9% from the 654 listed in May of 2024. Year-to-date, new single family home listings are up 1 percent.

A total of 150 condominiums were listed for sale on the MLS, which was down 17% from the 181 listed in May of 2024. Year-to-date, condo listings are down 6 percent.
