We're happy for our client, Carol, who just experienced a very successful sale of her condo in Northern Lights Village. Chris helped Carol buy her condo 9 years ago, and when it came time to sell, Carol turned to Chris once again.

This is a nice, real-life example: We all want to know that we have an honest and competent professional we can turn to when we need one most. Chris is that person.

Recently "our boss" at Realty Executives, Dan Spransy, received The Good Neighbor Award from the Realtors Association of South Central Wisconsin -- for his work with Before 16, a foundation that helps find forever families for international orphans before they age out of the adoption system.

It was a touching moment to see Dan being recognized for all that he's invested into his non-profit. Through Dan's work and the work of many others, dozens of kids have found forever families here in the United States.

We're inspired by Dan and the example he sets. At the same time we’re aware that we don't need to do something extraordinary -- like start a non-profit -- to be a good neighbor. Small acts of kindness and genuine care can make a big difference

Shout out to a nonprofit we have spotlighted in the past and would like to highlight again: FairShare CSA Coalition. FairShare is a 501(c)3 nonprofit based in Madison with a mission “to build resilient food communities by investing in farmers and empowering eaters.” Now more than ever, they can use our help supporting our local farmers.

It’s a great time to sign up for a CSA vegetable share. A purchase like this funds local agriculture -- and nourishes you! Not sure how to cook with a variety of fresh vegetables? Try using your favorite AI chat service to create recipes curated to your taste buds and existing pantry inventory.

Max and Isabella recently attended a Home Buyers Round Table seminar on Down Payment Assistance (DPA) programs for buyers. There are a plethora of programs in Dane County that offer grants that are forgivable (not required to be paid back) and stackable (you can qualify for more than one).

Income limits apply, but our team and trusted lenders are here to help you wade through the details. Reach out to your agent or take this quiz to learn more.

You may have heard of FOMO (the Fear of Missing Out), but have you ever felt FOBO, or the Fear of a Better Option, during your home search? This catchy phrase wasn’t coined by the Mad City Dream Homes team, but is a common stumbling block for many buyers. It can be intimidating to commit to making an offer when glossy online real estate photos, HGTV, or social media make you feel like something “better” is right around the corner.

The truth is, no home is perfect. But there is a home out there that is perfect for each buyer’s timeline, financial plan, and lifestyle goals. This is not to say there is a reason to rush your search or settle for something that doesn’t suit your needs. However, a realistic and proactive mindset can help you

Hiring a small business to help you with an important project can be one of the best decisions you make. Think of the small construction company where the owner-operator is on every project, putting his stamp of approval on his work. You know you'll be happy with the quality and the craftsmanship of the finished product. And if something isn't done quite right, the owner will fix it.

But sometimes small business owners encounter problems that negatively impact their service.

For example, because they're part of a larger economy, they might struggle with supply chain issues, labor shortages, and rising expenses. And because they're human, they can experience the loss of a loved one or a health concern that impacts their ability to do their job

Getting ready to buy or sell a home this spring? These 3 questions will help you assess the "momentum" in your target market:

#1) How many homes in your neighborhood are on the market right now?

#2) Of these homes, how many of them are under contract with an accepted offer?

#3) Going a level deeper, what percent of the homes under contract received multiple offers?

Many Madison area neighborhoods have a high percentage of listings under contract right now, with many of these listings receiving multiple offers. Buyers in these neighborhoods will continue to experience strong competition this spring, while sellers will have a good opportunity to push the envelope with pricing.

We're excited for our clients Connor and Hyeree, who just moved into their first home, a sweet little house in Midvale Heights. Connor and Hyeree's purchase never would have happened without their agent, Alan Feder, who negotiated over $32,000 in seller concessions following their home inspection.

Buyer negotiation isn't easy in a sellers' market, but it becomes a whole lot easier when you have a skilled buyer representative guiding you. And Alan Feder is an example of just that. Thank you Alan for your service and professionalism.

Dane County condo prices were mixed last month. We don't see this as a sign of falling prices. Rather, it's a reflection of a small data set. The months of January and February traditionally have a low number of closings. Prices at the beginning of the year can experience large swings with either a few high-priced or low-priced sales.
