15 Exclusive Madison Area Condo Communities

In this post we build upon our list by highlighting 15 "exclusive" condominium developments in the greater Madison area. What makes these communities exclusive? It's not about the price. It's all about availability. All of the condo developments below are extremely popular with local buyers, and the competition for listings is fierce. 

Many of the communities to make our list are smaller, "boutique" associations with a low number of condominiums. In addition, the owners within these developments tend to stay for a long time, so listings are few and far between. If you're planning to buy within one of these popular condo communities, recognize you're not the only one. We recommend you hire a buyer agent whose search strategy includes both listed and unlisted condos. By casting a wide net you'll dramatically improve your chances for finding the right condo within your preferred development. 

15 Exclusive Condo Developments in Fitchburg, Madison & Middleton

The Crossing, Fitchburg

The Crossing features large, ranch-style condominiums in an attractive setting next to McGaw Park. The properties here offer some very nice interior finishes for the price point. The monthly condo fee includes use of the community pool, fitness room, and clubhouse. Residents also enjoy convenient access to the nearby walking trails 365 days a year.

Hatchery Hill, Fitchburg

One benefit of the Fitchburg condo market is value. Generally speaking your real estate dollar buys you much more condo than what is possible in many parts of Madison. This certainly holds true for the properties at Hatchery Hill, where you can buy an attractive 2 bedroom/2 bathroom condo with parking for 2 cars for under $200,000. Hatchery Hill also offers a convenient location near dozens of restaurant and shopping destinations.

Nobel Ridge, Fitchburg

Located on the southern edge of Fitchburg, the town homes at Nobel Ridge offer plenty of upgrades and space. At Nobel Ridge you can buy a very nice condo with 2 to 3 bedrooms and over 2,000 finished square feet for well under $300,000. The same type of condo in other parts of Madison will cost you close to $400,000. There are only 22 properties in the association, so listings are rare. 

The Fauerbach, Madison

For many of the developments in our list, it's all about the location. This certainly holds true for these condominiums located at 404 S. Blount Street along the shores of Lake Monona. Rarely will you find more than one or two units listed for sale at The Fauerbach. If you're planning to buy here, hire a great buyer agent, and be ready to pounce when the right condo hits the market.

Hidden Hollow, Madison

These condos are highly-valued for their location alongside Hidden Hollow Pond. Given the setting, these condos are surprisingly affordable, while offering convenient access to the west side of Madison and the city of Middleton. Act fast if you plan to buy here. There are only 30 units in total, and they sell quickly.

Highland Woods, Madison

Highland Woods is another west-side community located in a natural setting. These condos are situated within a private, wooded setting across from The Highlands subdivision. These standalone and duplex-style townhouses feature organic design elements that blend in perfectly with the woods that surround this development. 

The Livingston, Madison

A condo on Willy Street is almost guaranteed to sell quickly, and there are only 36 within The Livingston. These condos are located in an attractive brick building along the 800 block of Williamson Street. Owners at The Livingston benefit from an outstanding location that offers excellent access to Downtown Madison, Lake Monona, and all of Willy Street. 

Shorecrest East, Madison

Another near east side development to make our list. Like The Fauerbach, Shorecrest East offers a rare Lake Monona location. These condos are located at 1029 Spaight Street in heart of the Williamson St/Marquette neighborhood. There are only 26 condominiums within the association, with only one or two units selling on the MLS each year. 

Crane's Nest, Middleton

Crane's Nest is one of a handful of developments to be located alongside a Middleton conservancy. These condos are located next to Graber Pond on the north side of town. There are only 16 condominiums within the association. If you're looking for an upscale condo in a natural setting, Crane's Nest is one of several Middleton condo communities that should be high on your list.

Gardd Parc, Middleton

Gardd Parc is one of several associations located within the popular Middleton Hills subdivision. These garden style condos are coveted for their prime location that puts all of the neighborhood conveniences within walking distance of home. There are a total of 51 units within the association, but rarely will you see a single unit listed for sale.

Middleton Conservancy, Middleton

These condos offer a tremendous location along the western edge of the Pheasant Branch Creek Conservancy. The residents here enjoy direct access to the extensive trail system that winds its way throughout the preserve. Quiet walks and the natural world are just steps from home 365 days a year. Although there are 61 condos within the association, you will see only one or two condos listed on the MLS each year.

Middleton Hills, Middleton

There are 3 "boutique condominiums" with very small associations located within the Middleton Hills subdivision: Arbor Green, Middleton Hills, and Prairie Park. Like Gardd Parc, these condos benefit from all of the conveniences of the surrounding neighborhood. Don't wait for one of these condos to come onto the open market. The best strategy is to be proactive and contact the owners directly about their plans to sell in the future. 

Sandhill Homes, Middleton

Another Middleton condominium development to be located next to a conservancy. The Sandhill Homes Condominiums are located next to Tiedeman Pond just north of Gammon Rd. These condos offer a peaceful setting with excellent access to all of the urban amenities in Downtown Middleton. There are only 18 condominiums within the association, with only one listing selling each of the last 3 years. 

Valencia Lofts, Middleton

These are some of the coolest condos in Dane County. Located in the center of Downtown Middleton, these properties feature unique, industrial architecture. There are only 19 condos at Valencia Lofts. The last one to sell was in August of 2014. Our clients were fortunate to write their offer and get it accepted before the general public knew there was a condo for sale. 

Woodcreek Village, Middleton

Woodcreek Village offers 84 condominiums along the eastern edge of the Pheasant Branch Creek Conservancy. Don't let this large number fool you. When a condo is listed here, it almost always sells immediately. There are many buyers angling to get their way into Woodcreek Village. The conservancy setting ensures these condos will always be in high demand.
