Dane County's hot housing market often makes headlines, but there's another side to the real estate climate that deserves attention: the housing gap. The housing gap, as defined by the Dane County Housing Initiative (DCHI), is the difference between the amount of income people earn and the house they could afford and the number of units available at that price point.

To help educate the community and policymakers about this issue and why it matters, DCHI recently released a short video called "Minding the Gap: The Housing Crisis in Dane County." Several area residents, an employer, a workforce housing developer, and a housing expert weigh in on the topic in this 7-minute film, which is definitely worth watching here.

I love shopping at Metcalfe's because from the moment I enter until the moment I leave I feel relaxed and calm. The store is organized and visually appealing, and there is plenty of room to maneuver throughout the aisles. Metcalfe's is filled with products that I'd like to buy, and the staff throughout the store are happy to help me. In fact at Metcalfe's I don't need to ask for help. Very often an employee will notice that I'm searching for something and offer to guide me to my destination.

The best part about MetCalfe's is the check-out. There are no long lines and no long wait. There's always a friendly cashier available to help me on my way out the store.

Here's a quick mid-year review of the 2014 Madison area real estate market, courtesy of our sister site, DaneCountyMarket.com:

  • Madison area home and condo inventory has been trending lower over the last several years. One reason is the sharp drop in foreclosures.
  • Home and condo sales are below the levels from last year, but remain historically strong.
  • Home building is trending above last year's pace, but remains well below the levels from the over-heated market in the mid 2000s.
  • With lower inventories and good demand, prices for homes and condos are trending higher.
  • Both homes and condos have also been selling more quickly.

2014 Madison Real Estate Predictions

  1. Madison home and condo sales will continue at strong levels, but will decrease from the levels of 2013. The 2013 real estate market was a perfect storm for local sellers.
