How we rescue expired listings

Recently a Madison-area home owner contacted us and asked us to assist her with her sale. Her previous listing with another brokerage had expired without selling, and she was looking for some new ideas, more showings, and a quick offer.

When we visited with her at her home, we saw some opportunities to improve her listing and help her accomplish her goals. The "before and after" photos below demonstrate why we were able to help our client move forward with a successful sale.

The results

We spent two weeks preparing the home for its new listing. Six days after we listed the home for sale, our client accepted an offer without any reduction in the list price. The property was sold and closed after only 24 days on the market. 

Our approach to selling this expired listing

Our experience with this listing shows how collaboration with a team of experts can lead to tremendous results. Our team of professionals for this listing included the amazing Debbie Lea, who oversaw the staging plan for the home. Grant Priehs was another valuable resource. Grant replaced many of the dated light fixtures in the home with inexpensive and new fixtures. He also installed new hardware on the kitchen cabinets and repaired a few items throughout the home. Justin Lackner and Samantha Haas provided the professional photos for the new listing. And last, but not least, Shelley Lazzareschi was the listing agent who oversaw the entire marketing plan and negotiated a successful closing.
