We're finding that there are ways to attract buyers in the early stages of preparing a listing, even before your home is ready to show. Take, for example, a listing we have at 2 Thornhill Circle, in Wexford Village. Before the home was even officially ready to show, the sellers had eight showing appointments lined up.
How did this happen? We used an effective selling strategy:

2. Finish Staging the First Floor
3. Professionally Photograph the First Floor
4. Make the Listing Available on the MLS and Online
5. Continue Staging the Rest of the House
6. Have the Rest of the Home Photographed and Filmed
7. Open the Home for Showings
Our sellers worked with our team to prepare their home for a sale. In just over a week's time, they worked with our professional stager, made the changes that she suggested, and hosted our photographer to do some preliminary photographs. This photo shoot only included a few rooms that were completed. We were able to use those early photos to post the listing. In the meantime, the sellers continued working on the staging plan, and, room by room, they completed the entire house. Thanks to their preliminary work, their first weekend was busy with showings.
Buyers were attracted to the early photos. The initial photos featured the first floor of this two story home, staged and ready to show. The upper level was completed later, and those photographs were added to the existing listing information. By planning ahead, and promoting the home before it was completely ready to show, the sellers attracted several buyers. It took just one weekend to get an accepted offer.
